Self-check in is permitted any time after 3:00 PM. Check out time is 11:00 AM.
Early check in or late check out options are available for a minimal fee of $25. Arrange by contacting our office at 713-794-9454.
Failure to vacate unit past the checkout time and when rent is unpaid will be considered trespassing. Key(s) and amenity access card must be returned, or guest will be charged $50.00 per key or access card.
Lockbox covers must be returned to the lockbox after accessing and/or depositing unit keys. Failure to do so will incur a $50 penalty charged to the credit card on file.
Units are inspected within 24 hours of check out. Non-consumable contents that are missing or damaged as well as damaged units will incur an appropriate fee to the card on file, based on the indemnity of the damaged item. Notification of such charges will be issued in writing to the email on file within 24 hours of the charge.
Pets are permitted with the express written consent of management in advance. A MONTHLY $50 pet fee will be charged to the credit card on file.
This is a NON-SMOKING property. Smoking of ANY substance inside of the unit will result in a $500 smoke remediation fee.
LIMATION OF LIABILITY/INDEMNITY: The Reside, the property owners, property management and each of their respective officers, directors, shareholders, managers, trustees, employees, representatives, agents, successors and assigns (collectively, the “Reside Parties”) shall be fully released by, and not be liable to, Guest, Guest’s visitors, Guest’s family members, Guest’s employees, Guest’s invitees, Guest’s licensees and each of their respective successors and assigns (collectively, the “Guest Parties”) for any injury to person, loss of or damage to property of Guest Parties, or for loss to or damage to, Guest Parties’ business, whether occasioned by or through the acts or omissions of the Reside Parties, or by any cause whatsoever except for any thereof arising solely from or out of the gross negligence or willful wrongdoing of any of the Reside Parties. Unless arising solely from or out of the gross negligence or willful wrongdoing of the Reside Parties, the Reside Parties shall not be liable for, and Guest shall indemnify each of the Reside Parties, and save each of them harmless, from all suits, claims, demands, actions, damages, causes of action including, but not limited to, reasonable attorney’s fees and court costs, liability and expense in connection with loss of life, bodily or personal injury or property damage arising from or out of an occurrence in, upon, at or from the premises and the occupancy or use by the Guest Parties of the premises or any part thereof, or occasioned wholly or in part by any action or omission of any of the Guest Parties. Guest, both on behalf of itself and on behalf of each of the Guest Parties, acknowledges and agrees that its indemnity obligations hereunder cover and relate to, without limitation, any negligent action and/or omission (whether joint, comparative, or concurrent) of any of the Reside Parties. If any of the Reside Parties shall be made a party to any action commenced by or against any of the Guest Parties, Guest shall protect and hold each of the Reside Parties harmless from, and on demand shall pay, all costs, expenses and reasonable attorney’s fees incurred by The Reside Parties in connection therewith. The indemnification provisions under this paragraph in favor of the Reside Parties will survive the occupancy term of Guest. In addition, Guest is liable for any loss, injury or damage to any person or property caused by the act, negligence, or willful misconduct of any of the Guest Parties to the fullest extent permitted by law.
In the unlikely event we are unable to honor your reservation, we will make every effort to notify you no less than a week prior to your arrival and present options for alternative, comparable accommodations at the same rate.

Conditions de paiement

A credit card is required to guarantee all reservations. Within 24 hours of check in, the credit card on file will be charged for the full amount of the stay.
Payment for monthly stay requires one full month be paid at time of booking.
Stays of 30 days or longer are exempt from state and local occupancy tax. Any monthly booking that departs prior to the initial 30 days will be charged the occupancy tax or for the 30-day stay, whichever is less.
Failure to vacate unit past the check out date and time and when rent is unpaid will be considered trespassing & theft of services.

Politique d'annulation

Cancellations must occur no less than 48 hours prior to arrival date for a full refund.
Less than 48 hours will be charged one nights rent or $150, whichever is greater.

72 Hour notice is required to shorten the length of stay. Departure date changes may result in rate changes & applicable hotel taxes being charged to your account.
