The Santuit Inn is an eighteen-room boutique motel conveniently located on Rt. 28 in Mashpee. We are only a short distance away from everything Cape Cod has to offer; world-class beaches, golf courses, deep-see fishing, dining, shopping and much more.
The property has been renovated and modernized. We have a two-bedroom unit to accommodate larger parties. We also have queen, deluxe double and standard double rooms all with a private bath. For our customers with furry friends, we have only two dedicated pet-friendly rooms. To inquire about, or reserve, a pet-friendly room, please contact the Inn directly. Pets are not allowed in rooms unattended unless in a crate. Strictly enforced.
We have ample parking and every room has been thoughtfully arranged with both comfort and quality in mind. Pillow-top mattresses are found in all Deluxe Rooms. Private baths, individually controlled heat and air-conditioning units, designer linens, high-definition flat screen TVs and free wireless internet are standard in every room.

The Two-Bedroom Cottage is a newly renovated unit located on the second floor of the Inn. It has a private entrance way, a flight of stairs, a patio, living room, kitchen and bathroom. The living room and kitchen are an open floor plan that flows together nicely. A table and chairs, couch, and coffee table provide a cozy home-like feel while you watch television on a 40" high definition LCD flat screen. The refrigerator and stove are full-sized. The cabinets come stocked with all eating utensils and cooking necessities. The spacious bathroom is equipped with a stall shower. The master and second bedroom have a queen and two full sized beds, respectively; both with pillow top mattresses and designer bedding. All of the rooms are thoughtfully decorated to provide a calm and relaxing environment. Wireless internet is available on property free of charge for your convenience. Not pet a friendly unit!

There is a $10 fee per night for a pet-friendly room and reservations need to be made directly with us prior to arrival.

The furniture is solid wood with a single bed, a five-drawer bureau, armoire and end table. Designer pillows and linens accessorize the pillow top mattresses. New air conditioning and baseboard heating unit, 32" high-definition flat screen television, chair and table with two chairs provide the perfect finishing touch. Off of the bedroom is a standard bathroom with a full size bath tub, vanity and toilet. Wireless internet is available on property free of charge for your convenience. Private off street parking for up to 2 cars.

Please No Smoking or cooking in all motel rooms. $300.00 fine or loss of any rents which ever is greater.
Check in time of 3:00 PM and check out 11:00AM Daily. For early check in please call us after 10AM the day of for availability.
Payment Policy
A credit card is required to complete the reservation at the time of booking. Full payment is due upon arrival at check in or 2 weeks prior if called by property.
Cancellation Policy
Weekends & Holidays May thru November Cancellation 2 Weeks before the date of arrival will result in a $50 cancellation fee for all motel rooms and $250 fee for the two bedroom cottage and Caretakers apartment.
