Terms and Conditions:

Our property has a policy of No Smoking and NO PETS ALLOWED ON THE ESTATE. If you are found to be in violation of either of these, you will be assessed a $250 fee and possible refusal of service.

Check-in time is 3:00 pm. We will be happy to check you in early if your room is available. Check out time is 11:00 a.m.

Arrangements will be made to process your check in before your arrival and your key will be left for you.

Our property accepts American Express, MasterCard, Visa credit cards and debit.

Parking is not provided. Metered parking is daily between 10:00 a.m. - 5:00 p.m. All parking is $1.50 per hour. Complimentary after designated hours.

All guest rooms are located on the second and third floor. There is no elevator and no bellhop. Please pack accordingly.

No hourly rates available.

No cash accepted onsite.

Items left behind and requested to be mailed will incur a minimum charge of $20 and may take up to 30 days to receive. We apologize for any inconvenience. To avoid this, please be sure to thoroughly check your room for items that are of value to you prior to your departure.

We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.

Damaged or missing items from rooms post check out will be charged to your credit card on file. These include but are not limited to remote controls, bathrobes, linens, pillows, mugs, room key, books, etc., Please inquire if you have any questions or concerns about this policy.

Cancellation Policy
As we are a small independent business, cancellations affect us greatly.

Therefore, all cancellations are subject to a minimum $30 per booked room cancellation fee and are treated as follows:

In advance of 14 full days prior to arrival date - Refund of deposit, less the $30 cancellation fee.

Within two weeks from arrival - Refund of deposit based on our ability to resell your room(s), less the $30 fee.

EXCEPTION: Christmas week and New Year week reservations are paid in full, in advance, and are non-refundable.

Please be sure to acquire trip insurance in the event of unexpected illness, death or weather related emergencies as we are not able to make an exception to this policy.

All cancellations must be provided in writing.

Payment Policy
Our rates are all inclusive, based on double occupancy. Direct reservations are confirmed by payment of your 1st night in the case of a one or two-night stay OR 50% of your total stay for three or more nights. This may appear as two separate charges on your statement in the case of three or more days. All other channels (e.g. booking.com, etc.) require full payment in advance. A valid id must be presented at time of check in along with the credit card used to reserve online. No cash accepted onsite.

We reserve the right to refuse services.
