Allgemeine Geschäftsbedingungen

1. CONTRACT PARTIES
1.1 Lessor

1.2 Lessee
As stated on the 1st page of the Registration Form under 'First Name', 'Last Name', 'Address', 'City', 'State', 'Zip / Postal Code' and 'Country'.

2. RENTED OBJECT
Furnished room or furnished apartment located at Dunantstrasse 45, Bern-Muri with the room as stated on the Registration Form under 'Room Type' and 'Room no'.

To be used only as
- furnished room / furnished Apartment
- secondary home or holiday home.

The Lessee is entitled to use the following shared parts of the apartment in accordance with the rules of the house:
- Garden Terrace
- Kitchen, bathroom

With signature of the Registration Form, the Lessee confirms to have received one key for the house and the apartment as well as the access-code for the room. The loss of a key by the lessee has to be reported immediately to the lessor. It is not allowed to copy the keys. At the end of the rental period, all keys have to be returned to the Lessor.

3. RENTAL PERIOD AND TERMINATION
This is a time-limited rental agreement and terminates without a separate termination notice. The start and ending date are as stated on the Registration Form under 'Arrival Date' and 'Departure Date'.

4. RENTAL FEE AND ANCILLARY COSTS
The rental fee in Swiss Francs (CHF) for the time-limited rental of the furnished room or the furnished apartment is stated on the Registration Form under 'Res. Total' and includes ancillary costs.
In the rental fee, CHF 5.55 ancillary costs are included per night.
The rental-fee has to be paid upfront, latest at the start-date of the rental by cash, bank payment, or with credit-card.

5. HANDOVER AND RETURN OF RENTED OBJECT
The handover/return of the furnished room or furnished apartment takes place on the dates and according clause 3; for the handover at or after 14:00 o'clock, for the return before or until 11:00 o'clock.

6. CAREFULNESS
The Lessee is requested to treat the apartment, rooms and furniture careful.

7. CHANGE OF USE
The Lessee is not allowed to use the rented object partially or in full for commercial or money-earning purposes without the written consent of the Lessor.
The teaching and playing of musical instruments is not allowed.

8. DOMESTIC PETS
It is not allowed to have pets in the room or apartment without the consent of the Lessor.

9. PLACE OF JURISDICTION
This contract is subject of the regulations and requirements of the Swiss Federal Laws of Obligation (Art. 253 ff. OR) and the Swiss requirements regarding rent and lease of residential- and commercial properties (VMWG). Only place of jurisdiction for all and any disputes arising out of this contract is Bern, Switzerland.

10. INTEGRATED PART OF CONTRACT
Integrated part of this contract are the rules of the house which are on display in each Apartment and room.

11. VALIDITY OF CONTRACT AND CHANGES
This contract is issued in two copies and becomes valid with the signature of both contract parties. Changes to this contract are only valid in written form.
The parties confirm with their signatures on the Registration Form, that each Party has received one copy of this contract and each party is in full agreement with its content. Furthermore, the requirements of the Swiss Obligation Law apply (Art. 523 ff. OR).

Dated as stated on this Registration Form.

Zahlungsbedingungen

Unsere Preise beinhalten folgende Mehrwertsteuer:
a) MwSt auf Unterkunft und Übernachtungssteuer;
b) MwSt 7,7% auf Kiosk / Minibar und Wäscheservice;
c) MwSt 0% auf blaue Zone Parkkarte.

Die Übernachtungssteuer (CHF 5.70 pro Person und Nacht) ist nicht im Zimmerpreis enthalten und wird separat berechnet.

Das B & B Villa Alma (eine Max Aviation Accomodation) erhebt keine Kaution.
Wir erlauben uns, die Gültigkeit der zur Garantie bei Ihrer Buchung angegebenen Kreditkarte zu überprüfen und einen Genehmigungscode in Höhe der ersten Nacht einzuholen.

Stornierungsbedingungen

Flexible Tarife:
Sie können die Reservierung bis 3 Tage vor Anreise kostenlos stornieren oder ändern. Die erste Nacht wird Ihnen in Rechnung gestellt, wenn Sie innerhalb von 3 Tagen vor Anreise stornieren oder nicht erscheinen.

Semi-Flexible Tarife
Wenn Sie Ihre Buchung nach der Reservierung stornieren oder ändern, werden Ihnen 10% des Zimmerpreises berechnet und der Gesamtpreis, wenn Sie innerhalb von 3 Tagen vor Anreise Ihre Buchung stornieren oder ändern.

Nicht erstattungsfähige Tarife:
Der Gesamtpreis wird Ihnen nach der Reservierung berechnet.
Es gibt keine Rückerstattung, wenn Sie Ihre Buchung stornieren oder ändern.
