Terms & Conditions

1. Minimum Age Requirement: You must be at least 21 yrs. of age to rent a cabin, hotel room or house. Proof of age is required at check-in.
2. Personal Info: The credit card used to book your lodging will also be used to cover the cost of incidentals, lost furnishing, or any property damage.
3. Cancellations: Refunds are only provided for cancellations made by 3:00pm central time two calendar days prior to arrival.
4. Loss of personal items: Lodging guests acknowledge and understand that each guest, or guardian, is solely responsible for any loss by any person while in residence including the loss of money, jewelry, or any other personal items. We will do our very best to return any lost or forgotten items, at guest’s expense.
5. Furnishings, equipment etc.: Moving or removal of any furniture or décor is not allowed for ANY reason. This includes moving indoor furniture outside. Furniture, bedding, linens, towels, utensils, or any other property belonging to BSR that is broken or goes missing during your stay will be charged at our replacement cost.
6. Property damage: Lodging guest acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party’s negligence or abuse.
7. Check In/Check Out Times: Guest acknowledges and understands that check-in time is no earlier than 3:00 PM. Check-out time is no later than 11:00 AM. Early check in and late checkout, when available, can be extended for an additional $50 charge.
8. No Smoking: All lodging is strictly non-smoking. If smoke, including cigarette or marijuana, is detected in any lodging unit, an additional $350 smoking fee will be charged to the credit card on file.
9. Pets: No animals are allowed and no pets are permitted in the Waco Surf Houses.
10. Guest Count: Please see each house for specific guest limitations.

All reservations shall be paid at the time booked.

Cancellation Policy

All reservations shall be paid at the time booked. All reservations may be cancelled up to 7 days in advance for a full refund. Any reservations cancelled within 7 days but up to 48 hours prior to arrival (3:00pm of your check in day) shall be issued refund of 50% of the full amount of the booking. Any cancellations made within 48 hours of arrival shall receive no refund or credit.
