The Sullivan House is Block Island's premier family-run boutique Inn. Surrounded by the ocean, the Sullivan House features natural beauty, historic elegance and modern comfort.
In the main house of The Sullivan House, guests enjoy our majestic wrap-around porch with panoramic ocean views. The Sullivan House enjoys a private location that is close to the beach and town. New in 2021, we offer 2 modern guestrooms at our adjacent property - The King Seaview Suite & The Queen Seaview Suite. Breakfast in not included in the Seaview Suites, but can be arranged for an additional fee. On-site activities include kayaking, paddle boarding, bike rental, beach access and more.

Check-in is at 3pm and check-out is at 11am.
All room rates are for double occupancy.
In the main house of The Sullivan House, Rooms 4, 5 and 7 have pull out sofas. At our sister property, The Seaview Suites @ The Sullivan House, The King Seaview Suite has a pull out sofa. Pull out sofas can accommodate 1 additional guest for $45 per night.
A 13% Rhode Island state tax will be added to all room rates.
Breakfast is included with rooms booked in the main house of The Sullivan House. The Seaview Suites do not include breakfast, but it can be arranged for an additional fee.
Children are welcome at The Sullivan House. We have a limited number of pack and plays available, please enquire when booking. Children under 5 are free, but need to be booked in over the phone in advance. Children from 6-11 are $20 per night and children 12+ are $45 per night.
The Sullivan House and The Seaview Suites @ The Sullivan House are non-smoking facilities.
Sorry, no pets are allowed.
Payment Policy
A 50% deposit is required at the time of booking for stays of 2 nights or longer.
Full payment is required at the time of booking for one night stays.
Cancellation Policy
Refunds are available only if cancellations are made 14 days in advance of arrival date, and a $30 service charge per room will be deducted from the deposit.
To shorten a stay, we require 14 days advance notice.
