Terms & Conditions

Check in:

Cottages will be ready by 4:00 p.m. the day of check in. (If an earlier check in is required please contact us and we will accommodate guests based upon staffing and availability.) The key to the room will be left in the electronic key box located on the wall outside your cottage door. You will be emailed the electronic combination 48 hours prior to your arrival. Please plan to check out by no later than 10 a.m. There will be a $50 fee for late check out. Please lock cottage and return key to electronic key box. There will be a $50 fee for lost keys.

Pets/Smoking:

The Ball House and Cottages are smoke free.

Small dogs are welcome with PRIOR approval and a $50 pet fee per dog. Please scoop yard up after your pets. A minimum $100 fee will be assessed if smoking occurs in unit or if your pet soils, stains or damages any part of cottage or grounds. Fees will automatically be assessed to the credit card we have on file.

Housekeeping:

Daily housekeeping services are not provided. Cottages will be cleaned after your departure. This cleaning fee is included in your nightly rate, however if excessive cleaning is required extra cleaning fees may be charged to the credit card on file at the owner's discretion.

Cottage supplies:

Cottages are equipped with iron, ironing board, linens, towels, coffee cups, plates, cutlery, microwaves, coffee pots and mini refrigerators. Please make sure supplies are left in cottage at time of check out or you will be assessed the replacement cost charged to the credit card on file.

Wifi:

The wifi password for the cottages is "southwood1".

Payment Policy

A deposit of 50% of invoice will be charged at time of reservation. The remaining balance will be charged to the credit card on file 14 days prior to check in. If reservation is made 14 days or less prior to check in then 100% of invoice is due at time of reservation.

Credit Cards:
The following credit cards are accepted: Visa, MasterCard and American Express.
There will be a 2.9% charge assessed for the processing of credit cards.

Taxes:
All applicable state and local taxes (currently totaling 12.5%) will be added to nightly rate.

Cancellation Policy:
If reservation is cancelled 14 days or greater prior to check in then deposit will be forfeited and no refund will be issued. If reservation is cancelled 14 days or less prior to check in then full balance of invoice will be forfeited and no refund will be issued.
