CHECK IN/CHECK OUT:
Check in time is 3pm. Early check in arrangements can be made for a $25-50 fee when available. Please check with us to coordinate your arrival time, including our after hours check in procedure. Check out is 11am. Late check out arrangements can be made for a $25-$50 fee when available. Please inquire. X______________

NO REFUNDS:
South Beach Inn is a small, unique, boutique motel in high demand. As such, reservations must be paid in full prior to check in to guarantee your apartment. At check in, reservation modifications reducing length of stay or number of apartments reserved are not eligible for a refund. X____________

ADDITIONAL GUESTS:
For safety reasons in the event of an emergency, all guests including children and infants must be declared and included in your reservation. All published apartment rates are for two guests' occupancy and each additional overnight guest, regardless of age, is $10 per guest per night. Please let us know at check-in if additional guests have decided to join you since you made your reservation and we will update your number of apartment occupants and collect your additional guest fees X___________

PARKING:
Each apartment at South Beach Inn includes a complimentary dedicated parking space for one vehicle. A parking permit will be issued to you at check in for this vehicle. Please display this on your front window. We have very limited parking available for additional vehicles, please inquire at the time of reservation and/or check in if an additional vehicle might be accommodated. If space is available a parking permit which must be displayed will be issued for this additional vehicle. Any unauthorized vehicles will be towed. X__________

PETS:
South Beach Inn is pet friendly. The pet fee is $10 per pet per night. Pets must be on a leash when outside of your room on the property and please scoop the poop. Pets are not permitted in the pool area. Please do not leave your pets alone in the room, housekeeping cannot service your room and many pets experience separation anxiety being in a strange new tropical paradise missing you and making noise that disturbs other guests. Failure on your part to respect, observe, and abide by this policy will be grounds for you and/or your pets to be evicted from the property with no refund. X__________

KITCHEN KITS:
Each apartment has a full kitchen with a stove-top, oven, refrigerator, microwave, coffee maker, and toaster. Please bring your own kitchen supplies or you may rent a kitchen kit for $10 per night, $50 per week, or $100 per month. (Kitchen kits include complete place settings for four, glasses, coffee cups, pots/pans, utensils, steak knives, cutting board, can opener, wine opener, ice cream scoop, hot pads, dish clothes, and dish towels.) QUIET HOURS:
Quiet hours at South Beach Inn are 10pm-7am. This means time to tone it down a bit and relax and unwind. Be mindful that other guests might be trying to read, watch TV, or catch Zzzzzzz’s. Other guests will and do report to the authorities if you are disturbing them. Failure on your part to respect, observe, and abide by this policy will be grounds for you to be evicted from the property with no refund. X__________

POOL:
The pool at South Beach Inn is open between 9am-8pm. There is no lifeguard on duty and you swim at your own risk. No glass, food, or pets are permitted in the pool area. Children under the age of 12 are not permitted in the pool or pool area unless accompanied by an adult. Failure on your part to respect, observe, and abide by this policy will be grounds for you to be evicted from the property with no refund. X__________

TOWEL EXCHANGE PROGRAM:
A bath towel and wash cloth is provided for each registered guest. At your request, housekeeping will exchange towels one-for-one. Bath towels are not to be taken to the patio, pool area, or beach. X__________
Guests will incur a $12 fee for heavily soiled, stained, and/or damaged bath towels upon check out. X__________

SMOKING:
All apartments are non-smoking, this includes Vaping. Smoking is permitted at the outdoor patio areas only. You will be charged a $250 cleaning fee for smoking in the apartment. X__________

DAMAGES/EXTRAORDINARY CLEANING FEES:
You will be charged the replacement/repair value for any damages to the property, apartment, missing items, and/or extraordinary cleaning fee of $200 if required upon inspection after your check out. X__________

LAUNDRY:
General wash and fold laundry services are available during your stay for $20 per load. Please let the front desk know if you would like housekeeping to provide these services to you. The washer and dryer in Condo Unit #22 are for the sole use of the registered, paying guests of the condo unit only. No guests from other units are permitted to use these machines. Use of these machines by guests of any other apartment units will be grounds for eviction of the Condo Unit #22 occupants. X__________

WAIVER/INDEMNIFICATION:
South Beach Inn is privately owned and managed. The owners, management, and staff are not responsible for and will not be held liable for any accidents, injuries, illnesses, or deaths that may occur to the guest, guest’s families, invitees, or to any person entering the premises. South Beach Inn, owners, management, and/or staff cannot be responsible for any loss of money, jewelry, or valuables of any kind. Guests agree to indemnify, defend, and hold South Beach Inn and its owners, managers, and staff harmless from any and all claims and assertions of every kind and nature. Guest(s) agree not to sue South Beach Inn, its owners, managers, and/or staff. X__________

Payment Policy

If you have reserved your room at the Advanced Purchase discount rate, the total amount of your stay will be charged at the time of your booking.

If you have reserved your room 31 days or more prior to your arrival date at the Standard Rate, the amount of your first night's stay will be charged at the time of your booking to guarantee your reservation and is non-refundable. The remaining balance will be charged 30 days prior to your arrival date and is non-refundable.

If you have reserved your room within 30 days of your arrival date at the Standard Rate, the total amount of your stay will be charged at the time of your booking and is not refundable.

Local and State taxes will be collected from all guests. Guests must stay 30 or more consecutive days with us at the Inn to be eligible for tax-exempt status. For those guests making reservations for 30 or more days, local and state taxes will be collected for the first 30 days and will be refunded to them once they have achieved tax-exempt status.

In the month of March, a Spring Break refundable damage deposit of $300 is due at check in. A member of the Hospitality Professional Team will perform a walk-through of your apartment with you at your arrival and you will sign off on an apartment conditions acceptance checklist. To receive your damage deposit refund, a member of the Hospitality Professional Team will perform a walk-through of your apartment with you at your departure assuring the apartment is in the same condition it was at your arrival.

The Winter Texan (November 1 through February 28) apartment security deposit of $300 is due at the time of booking to guarantee the room. The monthly rate is due at check. Winter Texans may pay their rate month by month, but a Winter Texan is obligated to pay the full amount of their guaranteed reservation if they decide to check out early. If a Winter Texan chooses to rollover their security deposit to the next year, they will be guaranteed a nominal $25 per month rate increase. If they instead request a refund of their security deposit, they will be subject to the current rate at South Beach Inn Boutique Beach Motel for the following year.

Cancellation Policy

Advance Purchase Rates are non-refundable.

Standard Rate reservations cancelled 31 days or more prior to your arrival date will be charged a cancellation fee of the first night's stay.

Standard Rate reservations cancelled 30 days or less prior to your arrival date are not eligible for a refund.

No cancellations or modifications to the length of stay may be made after check-in.
