TERMS AND CONDITIONS

“Responsible person” will refer to the individual making the online/phone reservation and securing same with his/her credit card or submitting the mail-in deposit. Responsible person will incur any and all charges for violations of any of the below listed “terms and conditions” by ANY of the occupants of the room.

You must be over the age of 25 to reserve a room. All occupants of the room must also be over 25 except for families with children. All occupants of the room will be required to provide picture ID. NO REFUND WILL BE ISSUED FOR FAILURE TO COMPLY WITH THIS POLICY.

IF YOUR ARRIVAL TIME WILL BE AFTER 5:00 P.M. YOU MUST CALL THE OFFICE (631-668-5100) PRIOR TO 4:00 P.M. TO ARRANGE FOR A LATE CHECK-IN. If you have arranged for a late check-in, you MUST register before 11:00 a.m. the following day or a penalty of $50 will be added to your bill.

Front Desk Hours: 9:00 a.m. to 7:00 p.m.

All rates are based on double occupancy (meaning two people to a room). Each additional person - $15/day/child; $35/day/adult. The number of registered guests permitted in the room will be based on the occupancy allowance for each room. For example - only two people are permitted in a room that has one queen bed. The ONLY exception is an infant under the age of one year.

Checkout time is 11:00 a.m. THERE ARE NO LATE CHECKOUTS – NO EXCEPTIONS. CHECK OUT AFTER 11:00 A.M. IS SUBJECT TO FULL CHARGE FOR AN
ADDITIONAL DAY.

Check-in time is 3:00 p.m.

REFUND POLICY - ONLINE RESERVATIONS ARE SUBJECT TO A “NO CANCELLATION” POLICY. Reservations made by phone or in person are subject to a thirty day cancellation notice. Cancellation fee of 10% of the full amount of the reservation will apply prior to the thirty days. Cancellation within the thirty day window will result in forfeiture of the entire deposit.

Reservations are considered as commitments for the full period requested. NO REFUNDS will be issued upon arrival for ANY portion of your reservation including inclement weather conditions.

One credit card transaction per room including balance of payment upon arrival.

Unregistered guests are NOT permitted on the property for ANY reason including, but not limited to, bathroom use, showering, storage of luggage etc. Any unregistered guest or car found on the property will result in a charge of $200 per person, per day to the responsible person’s credit card on file. Occupancy of the room may not exceed the bedding occupancy - i.e. -- room with one queen bed is for TWO PEOPLE ONLY; room with full and twin bed is for THREE PEOPLE ONLY. If registered guest attempts to exceed this limit with unauthorized persons, you will be asked to leave the premises and NO REFUND WILL BE ISSUED FOR THE REMAINDER OF YOUR STAY.

All rooms are NON-SMOKING rooms. If smoking occurs, a cleaning fee of $250 will be charged to the responsible person’s credit card on file.

Bedding may not be taken from the room including onto balconies. There will be a charge of $100 to the credit card on file if this occurs.

NO PETS PERMITTED ON THE PROPERTY EXCEPT FOR SERVICE DOGS AS PER ADA GUIDELINES. MANAGEMENT MUST BE ADVISED PRIOR TO ARRIVAL AND SERVICE DOG MUST BE REGISTERED UPON ARRIVAL. WE RESERVE THE RIGHT TO ASK THE PERMITTED ADA QUESTIONS REGARDING SERVICE DOG. If a pet is brought on to the property, guest will be charged a $300 cleaning fee which will be charged to the credit card on file.

With a confirmed reservation, it is understood that you agree with and will abide by all of the stated terms and conditions. It is also understood that the responsible person will accept the conditions regarding credit card charges in the case of damages or unregistered guests.

Payment Policy

Reservations made online may be paid by using MasterCard, Visa or American Express. Online reservations require PAYMENT IN FULL AT THE TIME OF BOOKING.
Upon check-in there is only ONE credit card transaction permitted per room. No exceptions, Reservations made by phone will send the required deposit by check or money order for the amount stated at the time of booking. NO REFUNDS will be made upon arrival for ANY portion of your reservation.
"ROOM NUMBER" listed is subject to change.

Cancellation Policy

ONLINE BOOKINGS ARE SUBJECT TO A NO CANCELLATION POLICY. Bookings are a commitment for the FULL PERIOD REQUESTED.

Reservations made by phone have a thirty day cancellation notice but are subject to a 10% surcharge of the FULL amount of the reservation. Any cancellation within the thirty day window is a forfeiture of the entire deposit,
