COVID 19 : SELF CHECK IN ONLY. Upon arrival please find the paper with your name on it on the table at the bottom of staircase (directly in front of you as you enter the building).

***FOR SAME DAY BOOKINGS***, please make sure to call ahead to arrange for someone to be there upon your arrival.
Make sure to call ahead for same day booking.

**Early Check-in. Check-ins prior to 3pm are available by request and for a thirty dollars fee per room.

*Upon early check-out (before 11am) please drop your room keys in the drop-box at the bottom of the stairs.
*For late check-in (after 8pm) self check-in will commence, and we will call the guest with instructions.

*Discounted Belleayre Mountain vouchers are available to all guests but at check-in only (3pm-8pm) and based on availability.

****Some of our rooms might be small to the average guest. If you have special requirements (bathtub, shower, and toilet accessibility) please call ahead to make possible arrangements.

*Most of our rooms have in-window A.C. units or ceiling fans. Some rooms do not fit A.C. units (room 4) (room 12). If you want to request an A.C., please let us know in the comments section while placing your online booking. Some rooms do not fit A.C. units (room 4) (room 12).

*Free breakfast is not included with your stay. The in-house coffee shop has closed.

*Please, no parking in the rear of the building due to loading and unloading. Please park in the front of the building (street) or in the free (town) parking lot directly across the street. Please do not park on grass or sidewalk. During heavy snow we do provide additional parking, please ask for assistance.

*Additional occupants in rooms that are not listed as part of the original reservation or exceed the maximum occupancy of the room; an additional one hundred dollars per additional person will be charged for anyone over 5 years of age.

*We are a small family-run business. When calling please leave a message, and we will get back to you promptly. We are probably cooking, cleaning or fixing something!

*We do not have televisions or phones in the rooms. We encourage you to bring your devices, and take advantage of our high-speed internet.

********We do have stairs, and all of our rooms are on the second and third floors.********

*We are not responsible for damaged, lost or stolen personal property.

*We do not accept packages on behalf of guests.

*We are not responsible for incorrect booking dates, please check your confirmation and invoice emails. Please make sure that a proper and correct email address is provided upon reservation.

*We have the right to refuse service to anyone that disrupts the comfort of our guests.

*We request personal information from you in order to process online reservations. You must provide contact information (such as name, mailing address, telephone number and email address, passport ID # if visiting from abroad) as well as financial information (such as credit card number and expiration date, etc.) in order for us to process your reservation. This information is used for billing purposes and to reserve a room. If there is a problem with a reservation, the information provided will also allow us to contact you.

*We will charge a one hundred and fifty dollar fee for incidental fee for excessive cleanup and repairs (smoking, accidents, carpet cleaning, damages, etc).

*If there is a remaining balance or additional charges, it will be charged on the same card that the deposit was made on.
*All credit card charges and refunds are subject to 4% credit card surcharge.

Payment Policy

Upon initial reservation, we charge the total balance for the booking.

For checking in prior to 3pm, a $30 fee will be added to your balance.

Promo codes can only be entered in the promo code box on the "book a room" page.

Charges for damages or excessive cleaning is $150.

If occupancy is exceeded in the room there will be a $100 per person over 5 years of age.

Cancellation Policy

We understand that plans may change, so we kindly ask you give us at least 7 days notice of any changes for a full refund.

If notice is given any later, you will not be refunded.
