WE RESERVE THE RIGHT TO CHANGE YOUR ROOM TO EQUAL OR BETTER ACCOMMODATIONS.
We are an all adult property. You must be at least 21 years of age (age 25 during Spring Break), to be our guest.
All rates are based on single and/or double occupancy unless otherwise stated.
Rates may change during special events or holidays. We do not accept pets.
Please be sure to let us know your estimated arrival time, so that our staff may prepare properly for your arrival. Check-in begins at 3:00 PM.
Late arrivals (after 6:00 p.m.) are acceptable when advance notice is given, either by email or telephone, and knowledge of the late arrival is confirmed by the guesthouse.
In room safes, and individual room keys are made available to all guests. These are provided to ensure your safety, and to secure your valuable belongings. Please take the time to lock your valuables in the safe, and be sure your guest room door, and the front door of the guesthouse, are closed tightly behind you. All doors lock automatically, if closed properly. Guests are responsible for their personal belongings.
Payment Policy
We accept the following forms of payment:
Visa, Master Card, American Express, and Discover.
The first night deposit is charged at the time of your reservation in order to confirm your reservation.
The balance is due upon check-in.
If property is damaged, or additional cleaning is required, fees may apply.
Cancellation Policy
STANDARD CANCELLATION POLICY:
Travelers who cancel 14 days or more before 6:00 PM EST on the day of check-in are charged USD 100.
Travelers who cancel less than 14 days before 6:00 PM EST on the day of check-in are charged 1 night plus tax.
SPECIAL EVENTS AND HOLIDAYS:
There is a 30 day penalty window during special events and holidays, such as Fantasy Festival, Christmas & New Year's Eve. Guests that cancel less than 30 days before day of check-in will forfeit their 1-night deposit.
DAY OF ARRIVAL CANCELLATIONS:
Reservations cancelled on the scheduled day of arrival are responsible for the entire cost of the reservation. No-shows (guests that do not show up as scheduled, and do not call to cancel) are responsible for the entire cost of the reservation.
HURRICANE SEASON NOTICE:
Hurricane Season runs from June to November. We strongly advise those visiting during this period to purchase traveler's insurance. We do not refund for inclement weather, unforeseeable conditions outside our control, or related circumstances. This includes transportation difficulties, such as cancelled ferry service or cancelled/delayed flights.
If you are booking your reservation through a third party (Booking.com, Expedia, etc), then the cancellation policy of the third party applies.

Early departures are not refundable.
