Terms & Conditions

The Kitzhof Inn is open year round except last 2 weeks or April and first 2 weeks of May and November up to Thanksgiving. Everyone is welcome especially very well behaved children.
Reservations - can be made by anyone over the age of 21 by phone or online by using the “Reservation Request” button on the top of each page. The reservation form is on a secure server and takes credit card details. For a one night stay or package offers, the total payment is required when you make your reservation. There is a 3 night minimum for Holidays (Christmas week, MLK, Presidents week) and 2 night minimum for ALL weekends during the winter season.
Guests must be 21 or older to make a reservation or check in without an adult. We do not accept reservations paid by a third party.
Cancellation Policy- If cancellation is received 14 days or more (21 days for holiday periods) prior to arrival, the deposit will be refunded less $25 handling charge. Within 14 days prior to arrival (21 days for holiday periods) there will be no refund on the deposit. If you cancel within 48 hours of arrival the full amount of the booking will be forfeit. Please remember that a reservation is your commitment for the full period that you request. Should you arrive after your specified date or depart prior to the end of your confirmed reservation, you will be charged the full amount of your reserved stay. Deposits are applied to the last night of your initial reservation. There are no transfers for holiday periods.
Packages cannot be transferred or refunded once booked. Tax and service are not included in advertised package rates.
Check- In - is between 2pm and 9pm. If you plan to check in later or earlier than specified times, please phone to organize special arrangements. Early arrivals may leave their luggage in the Inn if the room is not ready. The public rest room is available as a changing room upon request.
Please call if you anticipate a late arrival and arrangements can be made.
Check -Out - is no later than 10am. Late departures after 10am must be requested.
A late check out fee of $50 will be added to your bill, unless prior arrangements have been made. After 2pm an additional 1 night’s fee will be added to your bill.
Children - Anyone under the age of 21 must be accompanied by an adult. Children 6 yrs. or under are free when sharing with 2 adults. Ages 7 or older adult fees apply.
Room Keys - are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or unreturned keys will incur a replacement fee of $20 per key which will be charged to your account.
Smoking - of any substances is prohibited through out the building and anywhere on the premises.
This is for the comfort of all our guests. No Smoking applies to ALL substances including vaping and e-cigarettes and also applies to preparation of smokable substances. A minimum $150 cleaning charge will be added to your bill if you smoke or prepare smokable substances in your room or any public places in the building or premises.
Consumption of illegal drugs is not permitted ANYWHERE and will be asked to leave, pay a cleaning fine and will be liable to prosecution.
Security of Belongings
We do not take responsibility for any cash or valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and liability, when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months then they will be donated to the local thrift shop.
Damage - to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly.
Behavior - We reserve the right to refuse entry and/or cancel reservations to any person, checking in or any time within the visit, who shows unreasonable behavior including intoxication of any sort or non-compliance with any of our policies. They will be asked to leave the premises with no refund to their reservation. This is for the comfort of ALL our guests which we treat with equal respect. We expect parents to assert reasonable control over their children in common areas and in adjoining guest rooms.
Parking - We have parking spaces for 24–26 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.
Weather - The Innkeepers nor anyone else are responsible for predicting any weather conditions at any time. Therefore there will be no refund of deposits if you cancel because of weather. You cannot make any changes within 48 hours of arrival or you will forfeit the full amount of the booking. We may be prepared to transfer your reservation within the same season for non-holiday times, please inquire.
Pets - We no longer accept pets anywhere in the Inn.
Hot Tub - We have no longer have a Hot Tub.

Payment Policy

100% payment will be required on arrival. Payment may be made by cash or credit card. We accept American Express, Discover, Visa, or Master Card.
