Terms & Conditions

All reservations are subject to availability. Once you make your reservation, you will receive an email with information pertaining to your reservation. That email is your confirmation that you have a reservation. We also might require additional information per State of Illinois/ City of Chicago laws.

Check out Time: 11 a.m.

If you are coming later than 11 p.m., please contact us to let us know your time of arrival so we accommodate.

Please be aware due to Covid-19 and cleaning protocols, We will no longer allow early check-in or late check out.

All rates and reservations are based upon 1-2 person occupancy. Rates are subject to all applicable occupancy taxes, booking fees, and credit card processing fees (5% of total cost).

Stated rates exclude taxes, booking fees including credit card processing fees (5% of total cost). You agree to the total charges set forth on your reservation confirmation. Upon booking, please make sure you receive a confirmation and PLEASE PRINT THAT CONFIRMATION AND BRING WITH YOU.

All Reservations are Non-Refundable. All cancellations/changes must be in writing and emailed to info@house5863.com or faxed to House 5863, Inc. (773-856-6201) ATT: CANCELLATION/CHANGE. Parking reservations are non-refundable.

Any Changes to Reservations are subject to a $125 change fee.

Please be aware that a $182 hold will be placed on all credit cards for incidentals and damages and partial credit of $150 be refunded on your credit card within 7 to 10 Business days. If there are incidentals and/ or damages we will deduct any funds from the hold and provide you with any refund of the difference within 7 to 10 Business Days.

All rooms are subject to a 2-night minimum stay for some weekend reservations from March 1st through November 30th and Holidays. A single night, week of bookings will be considered based upon availability. All rooms must be reserved and paid in full in advance by credit card (Visa, MasterCard, Discover, and American Express are accepted- 5% Credit Card Processing Fee). At the time of your reservation, 100% of the cost of your stay (including all applicable taxes, booking fees, credit card processing fees) will be billed to your credit card.

We are located in a relatively dense residential neighborhood, but street parking is usually available within a block of the property. Generally, street parking is not difficult if you arrive prior to 9 pm. After 9 pm Parking becomes very difficult. No permit is required for street parking (but please observe street cleaning or date-specific no-parking signs). We do have a garage available on a first-come basis which can be reserved for $35 per night Spring/ Summer/ $45 During Fall/Winter. Please reserve parking if you know you will need parking since it is first come first serve. If you require garage parking, please make a request at the time you make your reservation under the "special requirements" section of the reservation form or simply email us at info@House5863.com. Parking reservations are non-refundable.

Pets are not permitted in the guest rooms or common areas of the Bed & Breakfast. If needed, we can recommend several boarding options or pet "hotels" that are nearby.

Children under the age of 13 are not permitted.

We both agree to the following agreement to arbitration: All claims and disputes arising under or relating to this agreement are to be settled by binding arbitration in the state of Illinois or another location mutually agreeable to the parties. Each party shall bear its own costs, including attorney's fees, related to arbitration. The arbitration shall be conducted on a confidential basis pursuant to the Commercial Arbitration Rules of the American Arbitration Association. Any such arbitration shall be conducted by an arbitrator experienced in the lodging industry and shall include a written record of the arbitration hearing. The parties reserve the right to object to any individual who shall be employed by or affiliated with a competing organization or entity. If arbitration is chosen by any party, neither you nor we will have the right to litigate that claim in court or have a jury trial on that claim. Further, you and we will not have the right to participate in a representative capacity or as a member of any class pertaining to any claim subject to arbitration. Arbitration procedures are generally simpler than the rules that apply in a court, and discovery is more limited. The arbitrator's decisions are as enforceable as any court order and are subject to very limited review by a court. The arbitrator's decision will be final and binding. Other rights you or we would have in court may also not be available in arbitration. An award of arbitration may be confirmed in a court of competent jurisdiction. You and we will not have the right to participate in a representative capacity or as a member of any class pertaining to any claim subject to arbitration. The arbitrator's authority is limited to claims between you and us alone. Claims may not be joined or consolidated unless you and we agree in writing. An arbitration award and any judgment confirming it will apply only to the specific case and cannot be used in any other case except to enforce the award. At our sole discretion, and in lieu of arbitration, you agree to accept a refund of the total amount charged to you by us as full satisfaction of any such claim or dispute.
