Terms & Conditions

Arrival & Departure:
*Guests may check-in between 4:00 p.m. and 8:00 p.m. on the date of arrival. Early check-in requests are subject to room availability. The Manisses is staffed daily from 8:00 a.m. until 8:00 p.m. Guests who anticipate arriving after 8:00 p.m., please notify the front desk in advance to make arrangements to gain access. Day of bookings must confirm with the front desk directly at 401-466-9898 for a reservation.
*Check-out is by 11:00 a.m. Late check-out requests are subject to room availability and will be associated with an additional fee.

Bring Fido:
The BI ferry and planes allow pets to travel on a leash or in a crate. We do allow small dogs in (2) of our rooms that offer private entrances.
We ask that you not leave your pet unattended during your stay and require a cell phone number and permission to access the room should your pet become disruptive to other guests. There is an additional $50 fee per night. You can also contact The MUTT HUT to pre-schedule your Island pet sitter should you be attending an event.

Damage & Cleaning Fee:
The Manisses is a smoke-free property. Smoking is not allowed inside the hotel or on the porch. A $250 fee will be charged to any room where guests have smoked with disregard for our policy. The Manisses also reserves the right to charge the card on file for damages or costs incurred due to guest negligence.
*Lost or stolen keys will be associated with an additional fee of $25 per key. We thank you for respecting our guest house and island.

Payment Policy

For a multiple night stay, a non refundable deposit of half of the total charges is due at the time of booking.

For a single night stay, the full amount is due at the time of booking.

An additional 7% state and 6% lodging tax will apply to all room rates.

We accept payment by all major credit cards. Gift certificates can be presented and redeemed at check-in.

Rates are quoted based on occupancy of (2) adults 18+. Please note: We do not permit travel beds. Hotel rooming designed to accommodate more than (2) adults, will be associated with an additional fee of $50 per person.

Cancellation Policy

Cancellations affect us significantly due to the intimate size of the boutique hotel.

If it is necessary for you to change or cancel your reservation, all cancellations or reservation change requests must be communicated via email directly to: info@hotelmanisses.com.

Cancellations received more than 14-days before check-in are eligible for a credit on a future stay. Cancellations within 14-days will receive a credit for a future stay if we are able to rebook your room. In the event we are unable to rebook your room, the deposit will be forfeited. No credits are given for early departures.
