Comfort on a budget can be found at Homestead Inn, located 12 miles outside of Morgantown in the town of Reedsville. Our five immaculate guest suites are newly renovated and comfortably furnished with fully-equipped kitchens, laundry, private baths and private parking. Be sure to visit our gift and coffee shop at Modern Homestead for unique gifts and delicious house made pastries and handcrafted drinks. You will be close to area attractions including WVU Stadium & Coliseum, Arthurdale Heritage, Kingwood, river rafting and Deckers Creek Rail Trail.
West Virginia native Lucas Tatham and New Orleans native Trellis Smith redeveloped and restored this historic property dating back to the 1930s.

At Modern Homestead, your comfort and enjoyment of the property are our main priority. We strive to ensure that your stay is delightful and are happy to accommodate your requests. For further information or questions about our policies, please do not hesitate to contact us.
Check-in time is after 3pm. Checkout by 11am. Rates are subject to change without notice.
Room rates are based upon stated occupancy and and state taxes will be applied. Maximum capacity varies per unit. A 2-night minimum stay is required on reservations. Certain holidays and special event weekends require a 3-night minimum stay.
A cleaning fee of $100 will be charged for monthly rentals.
NO SMOKING, NO CANDLES, OR ANYTHING BURNING in the interior of Modern Homestead. Modern Homestead offers a smoke-free environment for the enjoyment of our guests. There is no smoking allowed in the guest rooms. Those violating this policy are subject to a $250 cleaning fee and may be asked to leave early. Pets are not allowed.
Payment Policy
Full pre-payment by VISA, MasterCard or American Express is required to confirm all reservations.
Cancellation Policy
If your plans change and you must cancel your reservations, we require that you notify us by 6pm, 14 days prior to arrival, for an immediate refund. If you cancel less than 14 days before your arrival, or do not arrive for your reservation as scheduled, or depart early, you will be charged for the entire stay. All reservation modifications and cancellations are subject to$20 per room service fee.
