Once you have booked your stay our agreement is a legal contract and any deposits are non refundable . If you need to cancel please contact us immediately.
For cancellations made up to 7 days prior to stay you will not be liable for the balance .

WE do not accept any liability for loss injury to any member in your party or any vehicles possessions unless proven to be caused by a negligent act by ourselves

Hot tubs .whilst we try our best to make the tubs available at all times we do on occasions have unforeseen Circumstances so this is not always possible.

Arrival is between 4pm and 630 pm.
There is a £10 charge for late check in .
We do not allow any check in after 9 pm.
Please vacate by 10am.

Please note accommodation is strictly residents only. We do not accept non resident guests on site.

Payment Policy

Cancellation Policy

Cancellations made within 7 days of arrival full payment will be charged to you.
For this reason you may wish to take out cancellation insurance .
We will only cancel your booking if it I unavailable for reasons out of our control.

We would attempt to offer you alternative accommodation however if this was not possible or unacceptable to you we would offer a refund.
