Terms & Conditions

Please read before making your reservation. By making a booking, you agree to accept these terms:-

Payment

A 25% deposit will be taken at the time of booking, with the balance due 6 weeks prior to your arrival date. Should your booking date be within the 6 week period, full payment will be due at time of booking.

There is no surcharge when paying by Credit/Debit cards or by BACS.

A security & breakages deposit of £100 will be required at check-in.

Smoking

Please note that ALL our apartments are non-smoking, and as such any resident contravening this policy will be charged £200 towards deep-cleaning costs.

Apartment Use

Our apartments are let under the terms of Schedule 4, Section 8 of the Housing (Scotland) Act 1988. This gives you the right to occupy the property for the agreed period and for holiday purposes only. Please also note that the number of people occupying each apartment must not exceed 2 persons in a one bedroom apartment; 4 persons in a two bedroom apartment; and 8 persons in a four bedroom apartment. We are contractually bound to refuse entry, ask you to leave, or book excess numbers into a separate apartment if available, in the event this condition be broken

Pets

Please note that pets are only permitted in certain apartments. Please phone us direct for further information.

Damage & Breakages

All damages and breakages during your stay will be charged at the equivalent like for like replacement rate.

Cancellation Policy

Cancellation Policy
We strongly advise that you take out holiday insurance as life has a way of throwing up the unexpected. Should you have no choice but to cancel your booking, our charges are as follows:-
¬ Cancellation within 1 week of arrival date will be charged at 100%
¬ Cancellation within 2 weeks of arrival date will be charged at 75%
¬ Cancellation within 3 weeks of arrival date will be charged at 50%
¬ Cancellation within 4 weeks of arrival date will be charged at 25%
PLEASE NOTE THAT SHOULD WE MANAGE TO RE-SELL YOUR CANCELLED BOOKING, NO FEES WILL BE CHARGED WHATSOEVER.
