All prices shown include accommodation and a full Cumbrian breakfast, unless otherwise stated. The tariff booked is the payable amount whether or not any price reductions occur at a later date. We reserve the right to change our tariffs at any time. All prices shown are inclusive of VAT.

We can not accommodate children under 12 yrs of age or infants.
We do not allow pets.

Any booking, which is inclusive of any offers, will be charged a deposit after reservation is made. Bookings are provisional until this point. This will be also be the amount payable if any cancellation is made, which incurs charges.

If the final bill is not paid on departure, we reserve the right to charge the remaining balance to the card used to secure the booking.

If the guest does not show for the first night of their reservation for whatever reason, the full amount of their stay will be charged to the card used to secure the booking.Insurance – We highly recommend all guests have holiday insurance:

If your accommodation was unavailable, for reasons beyond our control, we will make every effort to re-accommodate you elsewhere. If this is unavailable or unacceptable to you, a full refund will be processed. Our liability does not extend beyond this refund.

Check-in time is from 4pm on the day of arrival, unless otherwise arranged and confirmed with us directly. Please let us know if you are expecting to arrive after 10pm.

Check-out time is between 09:00am - 10:30am on your day of departure.

Guests are liable for any damages or breakages during their stay. Please report these as soon as they occur. We appreciate accidents do happen and we ask guests to inform us as soon as possible. We ask that guests do not remove any items (including toiletries) from the rooms or charges may incur.

We request that guests don’t consume takeaway meals in bedrooms. We are happy for guests to consume snacks, confectionery and drink items in the bedrooms, however, they are responsible for any related damage and or extra cleaning costs.

We are a non-smoking/vaping guest house.

We do not accept any liability for any damage, loss or injury to guests or their property within the house and grounds.

Any personal details provided are secure and not available to third parties.

Payment Policy

When making a reservation a deposit of £50 per room is required via a debit or credit card of your choosing in order to confirm the booking. The remaining balance to be paid at check out.

With non-refundable reservations, the total cost of your stay will be charged upon booking.

Cancellation Policy

Once you have booked your stay with us our agreement is a legal contract. If the booking is cancelled within 7 days of arrival or in case of a no show, we reserve the right to charge the full amount of your reservation to the credit/debit card used to secure the booking. For bookings made via a third party, ie, Booking.com, Epedia etc, please refer to the agreement policy made with the company at the time of booking.

Insurance – We highly recommend all guests have holiday insurance.

Any booking cancelled more than 7 days prior to arrival, will be refunded in full. Please note refunds can take up to 5 working days to be processed.

If staying over any Bank Holiday Periods (including Easter/Christmas/New Year), we require 14 day’s notice of cancellation, in order to receive a full refund. If cancelled within 14 days of arrival or in the case of a no show, we reserve the right to charge the full amount of your reservation to the credit/debit card used to secure the booking.
