Terms & Conditions

PAYMENT:
Payment should be made by credit card. Credit card statement will list the charge as “Cedar Lakes Cottages”. All reservations will be charged in-full 14 days prior to expected arrival.

-Cancellations less than 7 days prior to the date of arrival will NOT be refunded or credited, no exceptions
-Cancellations more than 14 days from the date of arrival will be refunded in full
-Cancellations less than 14 days and more than 7 days prior to the date of arrival will not be refunded, however a credit for the full amount will be given to be put toward a future stay or a gift certificate

DAMAGE DEPOSIT:
Renter’s credit card will be pre-authorized for a security deposit of $500 on the check-in date. It will be refunded upon inspection of the premises after departure.

PET AND SMOKING POLICIES:
Smoking: Outside only
Pets: Dogs are permitted in the following accommodations: Red House, Guest House, Health Center, Courtside, and Garden Cottage 8. A mandatory one-time deep cleaning fee of $250 will be added to all reservations with pets and additional cleaning fees may be added after checkout.

RENTER’S WARRANTIES AND COVENANTS:
In addition to its other warranties and covenants, the Renter warrants and covenants that it will abide by the following use restrictions and requirements related to its use of the Property:

The Renter will abide by any restrictions and requirements (1) set forth in the Rental Summary, (2) included in the Rental Guidelines and (3) posted or provided by Cedar Lakes Estate on the grounds of the Property.
The Renter will not do anything at or near the Property that could be considered a nuisance to any third party;
The Renter will not sublet the Property to any third parties;
The Renter and its guests will cause no damage to the Property and if, at the reasonable discretion of Management the Renter is deemed to
have caused damage to the Property, the Renter will be subject to a forfeiture of a portion or all of its damage deposit and, if applicable, additional damage claims to fix, remediate or repair the Property;
The Renter will not allow more persons than as set forth in the Rental Summary to occupy the Property, including visitors to the property. There will be a charge in the amount of $200 USD per day for each person over the amount specified without prior permission of Management;
Visitors of Renters are not allowed without the express permission of Management. Should any unauthorized persons use or occupy the premises, Renter and all others shall vacate the premises immediately without refund if so directed by Management;
The Renter will not enter any buildings on the property other than what is specified in the Rental Summary without the express permission of Management

APPLIANCES/MAINTENANCE:
Management, upon being notified of any malfunction, will make every reasonable effort to have any such appliance or air conditioner promptly repaired. There will be no rebates given for inoperable appliances or faulty equipment, interruption of utilities, construction in the area or maintenance problems.

DISPUTE RESOLUTION:
In the event of a dispute, the parties agree that the law of the jurisdiction of the Property will apply without regard to any conflict of laws rules. The venue for any dispute shall be reasonably determined by Management. The Renter hereby waives any claim that the venue chosen by Management is not a convenient forum for the Renter.

CANCELLATION:
If for any reason Management cannot deliver the property for the specified time, Management will try to find a comparable property to the satisfaction of the Renter. If the Renter cannot be satisfied, Management will refund all money collected to that point. The Renter retains the right to cancel this Contract as provided in the Rental Summary, subject to the penalties described there.
In the event that controlling civil authorities allow the performance of a private event at Cedar Lakes Estate that had been previously scheduled and contracted but prohibited by civil pandemic restrictions, and where the performance of such an event renders your stay at Cedar Lakes Estate impracticable, Cedar Lakes Estate will have the sole right to cancel and/or shorten the length of your reservation. Cedar Lakes Estate will provide you at least fourteen (14) days’ prior written notice of cancellation should such an event occur, and you will be promptly refunded all fees paid or due to Cedar Lakes Estate in connection with your stay. Cedar Lakes is released of any claims related to or resulting from the cancellation or shortened stay.

LIABILITY:
Neither the Owner nor any Agent will assume any personal liability with respect to Renter, Family of Renter or Visitor except in the case of Owner's or Agent's willful deception of Renter regarding the premises or gross negligence in performing the duties as Owner or Agent. In no event shall the Owner or Agent be liable to Renter for any consequential or indirect damages, injury or for pain or suffering incurred by Renter in connection with this lease of the specified premises. The Owner or Agent will not be responsible for any loss or theft of possessions with regard to the Renter, Family of Renter or Visitor to the premises. The use of stairways, balconies and rooftops as well as gas and electric appliances are at the Renter, Family of Renter, or Visitor's own risk.

Any lost room keys will incur a $25 replacement fee.

All reservations and payments are final.
