TERMS & CONDITIONS

***Please note this is a Private Ranch residence, this is not a resort, and resides on a natural desert oasis habitat.*** Any property fees go directly into our 501c3 named The Fountain of Youth Foundation to save and protect the hot springs and wildlife.

Rental Rates are quoted in U.S. dollars (USD) per home per night and are based on the occupancies set for each home (Main Estate 6ppl; Sunrise Villa 6ppl; Sunset Villa 6ppl). Other guest services, taxes and gratuity are not included. All rates are subject to change without prior notice. Rates exclude applicable taxes & resort charges. Reservations are confirmed by payment of your 1st night’s room & tax. This may appear as two separate charges on your statement in the case of three or more days. All other booking channels require full payment in advance. A $400 security deposit authorization is required at check in, may be more depending on length of stay, please inquire. A valid id must be presented at time of check in along with the credit card. No cash accepted onsite.

Check-In/Check-Out: There is no elevator and no bellhop, please pack accordingly! Check-in time is: 4:00pm PST Check-out time is 11:00am PST, Late Check-out is subject to charge please check with property if it is available.

Must be 21 to check-in with a valid picture ID & credit card; upon check-in we will take a security deposit of $400.00, may be more depending on length of stay. Damaged or missing items from rooms post check out will be charged to your security deposit on file. These include but are not limited to remote controls, bathrobes, linens, pillows, mugs, room key, books, etc., Please inquire if you have any questions or concerns about this policy. If no additional charges are incurred, we will release the hold on departure date, please allow 3-5 business days for the hold to release.

Advance Deposit:
Rental reservations are guaranteed with an advance deposit at time of booking. The amount of the advance deposit is subject to the first night rate plus tax for any room rate, package, or promotion you reserve. Some holidays, events, specials, or promotions may have modified deposit policies. Group deposits are different, please inquire for details. Please thoroughly review the rate details, terms, and conditions at the time of booking.

Taxes: Rental rates do not include a 13% local cities travel and tourism taxes. Tax rates are subject to change without notice and any increase will be passed on to the guest.

Habitat Preserve Charge: $30.00. A Daily Habitat Preservation charge plus tax will be charged each night of your stay for any third-party Reservations. Charge Includes: Designated access to Mineral Soaking Ponds, Parking, Hiking Trails directly from your home rental, Fitness Space with Indoor Endless Lap Pool.

Additional person fee: Rental rates are based on the occupancy set for each home (Main Estate 6ppl; Sunrise Villa 6ppl; Sunset Villa 6ppl). An additional charge of $100.00 plus tax for each extra guest per night, check with Reservations for details.

Cancellation/Change Policy: Changes or cancellations must be by 5:00PM PST 7 days prior to arrival to avoid a penalty of the first nights’ rental and tax. Non-refundable rates are excluded and is non-changeable after the time of booking. Additional policies apply to group reservations or for reservations of three or more rooms.

Payments: We accept Visa, MasterCard, American Express and Discover credit cards. We do not accept Third Party Credit Cards currently. At check-in Guest must have valid picture ID & matching Credit Card.

Pet Policy: We allow most dogs, upon request for an additional $100.00 per dog and a $250.00 refundable deposit, the animals are never allowed to walk off leash, they may never be left unattended. They are allowed to swim in the shared ponds on property upon request.

Items left behind and requested to be mailed will incur a minimum charge of $15 and may take up to 30 days to receive. We apologize for any inconvenience. To avoid this, please be sure to thoroughly check your room for items that are of value to you prior to your departure. Anything left after 30 days will be properly disposed of.

Other: We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.
All photo shoots and filming are subject to advance approval by the owners. At least seven days advance written notice required prior to any personal or professional photo shoots. No closed-door filming allowed. Additional fees apply. In other words, you may not simply reserve a room for a photo shoot or filming. This also applies to Day of events such as weddings. A liaison designated by the Bubbling Wells Ranch will be assigned to monitor all photo shoots and filming. Please call us at 760.289-5128 for further details. A separate contract is required.
