Terms & Conditions

1. Minimum Age Requirement: You must be at least 21 yrs. of age to rent a cabin or hotel room. Proof of age is required at check-in.
2. Personal Info: The credit card used to book your lodging will also be used to cover the cost of incidentals, lost furnishing, or any property damage.
3. Cancellations: Refunds are only provided for cancellations made by 3:00pm central time two calendar days prior to arrival.
4. Loss of personal items: Lodging guests acknowledge and understand that each guest, or guardian, is solely responsible for any loss by any person while in residence including the loss of money, jewelry, or any other personal items. We will do our very best to return any lost or forgotten items, at guest’s expense.
5. Furnishings, equipment etc.: Moving or removal of any furniture or décor is not allowed for ANY reason. This includes moving indoor furniture outside. Furniture, bedding, linens, towels, utensils, or any other property belonging to BSR that is broken or goes missing during your stay will be charged at our replacement cost.
6. Property damage: Lodging guest acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party’s negligence or abuse. The lost key fee is $25 – keys must be returned at time of check out, or this fee will be applied.
7. Check In/Check Out Times: Guest acknowledges and understands that check-in time is no earlier than 3:00 PM. Check-out time is no later than 11:00 AM. Early check in and late checkout, when available, can be extended for an additional $50 charge.
8. No Smoking: All lodging is strictly non-smoking. If smoke, including cigarette or marijuana, is detected in any lodging unit, an additional $350 smoking fee will be charged to the credit card on file.
9. Pets: Only one dog is allowed per cabin, no other animals are allowed and no pets are permitted in the hotel. All dogs must be trained and leashed at all times. Dogs are permitted only in the areas surrounding the cabins and cable park but are not allowed near the surf, water slides or pro shops. Owners shall pay an additional $100 cleaning fee at time of check in and will be charged for any pet damage to furniture or fixtures.
10. Guest Count: Standard guest count is 2 persons in Cabin @1, 4 persons in cabins #2-5, 10 in cabin #6 and 12 in cabin #7. Standard guest count for the hotel is 4 persons per room. Guest count shall not exceed these number plus 2 guests that can be accommodated on cots or couches in each cabin for an additional $25 per guest per night.
11. Resort Fee: All guest rooms have a $25 nightly resort fee payable at the time of reservation. The resort fee covers parking, wifi, beach passes, VIP pool access and two daily adult activity passes for the slide and river (kids aged 0-12 years old will be free). Cabins 6, 7 and Surf Suite each get 4 adult daily activity passes. Activity passes cannot be sold and have no cash or refund value.

Cancellation Policy

All hotel reservations shall be paid at the time booked. All hotel reservations may be cancelled up to 7 days in advance for a full refund. Any hotel reservations cancelled within 7 days but up to 48 hours prior to arrival (3:00pm of your check in day) shall be issued refund of 50% of the full amount of the booking. Any cancellations made within 48 hours of arrival shall receive no refund.
