Please accept this letter as confirmation of the above booking. The tariff is for bed & breakfast. During busy periods we cannot guarantee completion of room servicing until 4pm. Guests are welcome to check in before this time and leave their luggage with us until your room is ready.

If you would like to dine with us during your stay, you can reserve a table at the Kale Yard restaurant (Wednesday-Sunday) Midday until Last Orders at 19h15 (Closed Mondays & Tuesdays but we would be happy to offer suggestions of local eateries in the area.) Reservations can be made by calling +44(0)1667 452233 or email thekaleyard@boath-house.com. We can cater for gluten free dietary requirements however due to the kitchen size we are unable to cater for coeliac. We kindly ask to be advised of any food allergies prior to arrival.

Breakfast is served between 8am and 9.30am each morning besides on Sundays, when it is served between 9am and 10am. Continental breakfasts are available before these times through prior arrangement.

Boath House operates a strict No Smoking policy.
As of July 1st 2007, smoking in any public place is against the law.
This also includes hotel guest rooms. As we are a completely non-smoking establishment all of our rooms and public areas are designated non- smoking and are registered with the local council as so.
We hold the right if we find any evidence or believe that any of our guests have been smoking in any of our rooms (this includes smell of cigarettes in rooms or cigarette butts found outside bedroom windows) to apply a charge equivalent to the full value of the room for loss of earnings, the dry cleaning of curtains, bedding, and carpet cleaning, etc. If the guest is part way through a stay they will be asked to leave the premises with no refund being given.
This statement is due notice of these charges and no discussion will be entered into on this matter. This smoking policy forms part of our terms and conditions and is covered by the legally binding contract you are agreeing to enter into by booking accommodation with us. By entering into this contract you are authorising us to make the above charges to the card without any additional consent being required.
Please remember this is not just the accommodation provider’s policy – this is the LAW and we would be quite within our rights to contact the local police and the guest would be liable for a fine of up to a £1000 for smoking in a designated non-smoking room which is classed as a public place by law.

Payment Policy

A) Valid Credit/ Debit Card Details are taken at the time of booking to secure your reservation. Payment is to be made upon departure.

B) All prices quoted are inclusive of VAT at the current rate.

C) For F.I.T and Third party agent bookings the following payment terms apply

Cancellation Policy

TERMS & CONDITIONS
1. Reservations will only be confirmed on receipt of valid credit or debit card details.
2. Room categories will always be guaranteed. However, on occasion specific rooms within this category may change.
3. Cancellations of all bookings must be confirmed in writing and we regret that a 10% cancellation fee will be charged at all times. If less than 14 days notice is given and we are unable to re-let the accommodation, then the reservation costs will be due in their entirety for any days which were not re-let.
*For Group bookings of 3 rooms or more (Regardless of whether these are made by one individual on behalf of the group or individually by each party member) the following group reservation terms apply;
31 days - 14 days 75% of the stay
13 – 3 days 85% of the stay
2 days – night of 100% of the stay
4. Please be advised that our cancellation policy is adhered to and we recommend that you arrange adequate insurance cover.
5. In the event of a UK government enforced National lockdown due to Covid 19 restricting travel into the area these terms will not apply.
6. All prices quoted are inclusive of VAT at the current rate.
