Property Information
A Room with a View is a stylish guest house on Brighton sea front offering sea and pier views from every room and within easy walking distance to Brighton's top attractions. Our rooms range from single to deluxe king size balcony with floor to ceiling windows, roll top bath and walk in wet room power shower. On site parking available which is free when you book direct. Please note we do not have a lift as this is a listed Regency building, so do contact us if you have any special requirements.

SMOKING
This is a non smoking hotel throughout.
CHILDREN AND BABIES
We can only accommodate children above the age of 12 as long as they are accompanied by an adult.
EXTRA GUESTS
We are unable to accept extra guests in rooms unless it is arranged and agreed on by phone or email before check in.
HOUSEKEEPING
Daily housekeeping is included in the room rate.
Payment Policy
Payment will be taken from the supplied card 25 hours before check in, in accordance with our cancellation policy.
On non refundable bookings we take the payment the same day that the booking is made.
If you are planning on paying for your stay in cash, please let us know at the point of booking. We do not accept cheques.
Cancellation Policy
Refundable rate.
We require a minimum of 7 days' notice to cancel your booking for a full repayment. Any non-arrival or cancelation within 7 days of arrival will be charged in full.
Non refundable rate.
We offer large discounts for non-refundable rates so these rates cannot be refunded under any circumstances.
