Terms & Conditions

By placing a booking with 1 & Only Riverside Accommodations, the Registered Guest and his/her booking party (guests) agree to the following terms and conditions as set-out.

By booking, the Registered Guest confirms that s/he has read and understood 1 & Only Riverside Accommodation’s damage policy and therefore, authorizes 1 & Only Riverside Accommodations to charge his/her Credit Card the damage fees for any damage caused by him/herself, any guest within his/her party or any of his/her visitors. Damages caused howsoever whether by the deliberate, negligent, or reckless act to the Cottage(s), Cottage’s premises or property.

Cottages are cleaned and inspected upon check-out and a detailed log is maintained on each room and linen.  Staff are trained and required to respond to potential violations of the Cottage Policies. Should damages come to light after the guest has departed, the management team reserves the right and the guest hereby authorize the management team to charge his/her credit card for any damage incurred to the cottage(s) or property during his/her stay, including and without limitation for all property damage, missing or damaged items, smoking fee, deep-cleaning fee, guest compensation, etc. 

Damages include but are not limited to:
(1 & Only Riverside Accommodations reserves the right to charge a minimum $100.00 cleaning, repair, or damage fee per cottage or per item for any other damage that is not listed below).

Smoking & Pet
All cottages are 100% Smoke-Free and Pet free.
The policy applies to medical marijuana.
For safety and to assure that the cottage is not exposed to items or actions that create an odor that is difficult to remove, smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cigars, etc. inside the cottages are not permitted. A minimum $100.00 cleaning fee per cottage will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Waste
Cottage(s) found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees. A minimum $100.00 cleaning fee per cottage will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Cottages, rooms, fixtures, furnishing and equipment
Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to the property, whether accidental or willful, is the responsibility of the registered guest for each particular room.  Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest.  In extreme cases, criminal charges will be pursued. A minimum $100.00 repair or replacement fee will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Mattresses & Bedding
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article. A minimum $100.00 cleaning, repair or replacement fee will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Fire Detection System & Fire-Fighting Equipment
1&Only Riverside Accommodations reserves the right to take action against any registered guest or visitor found to have tampered or interfered with any detection equipment throughout the property, including detector heads in public areas, cottages, and fire extinguishers. Registered Guests, any member of their party, or their visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the property due to their actions. Depending on the severity of the guest actions, law enforcement may become involved at the property’s discretion.

Payment Policy

Hotel Currency: Canadian Dollar.
A minimum of one adult is required for reservations.
A valid credit card is required to secure reservation.
Accepted Payment Options:
MasterCard,
Visa, VisaDebit, Debit and Cash.

Cancellation Policy

Cancellations received more than forty-eight (48 hours) Atlantic time, prior to the check-in time (15:00) of the arrival date, will not be charged any cancellation fee. 

Cancellations received less than forty-eight (48 hours) Atlantic time, prior to the check-in time (15:00) of the arrival date, will be charged a  full cottage nightly rate plus taxes.
